Frequently Asked Questions

What is the difference between Up Estates and a high street estate agent?

The only difference is we are not on the High Street. We have the same local knowledge, expertise and stock of properties as a high street agent, but we operate from a regional office as buyers no longer visit every estate agent to get property particulars. This enables us to pass on huge savings to you whilst still providing a full estate agency service.

How can you offer such low fees?

Our low fees are a reflection of our streamlined business model. With us covering a wider geographic than other agents we list and sell more properties and therefore can offer our services at a lower price to you.

Are there any hidden charges?

No. We offer a true fixed fee service, regardless of the value or sale price of your property. We have full transparency in our pricing structure and there are no withdrawal charges if your property comes off the market.

What is your incentive to sell my property if I make an upfront payment?

Our agents are targeted for every sale they make and not on which payment option a client chooses. This means regardless of choice you will always receive the same high level of service.

Do I receive a different level of service based on the payment option I choose?

No. Each payment option provides you with the same full estate agency service. The fee difference is only on how you choose to pay for that service whether upfront or on completion.

Do you arrange all viewings and handle negotiations?

Yes. We qualify all prospective buyers to understand their position and confirm all appointments with both buyers and sellers for the most convenient time slot, then email through confirmation of the viewing. The next working day, following a viewing, we will make contact with the prospective buyer to gain feedback and our sales staff will negotiate and handle all offers on your behalf, always working to achieve the best possible price for your property.

Do you progress my sale after a buyer has been found?

Yes. We understand that post-sales support, updates and progression are critical to any property sale. For this reason we have specific members of staff who focus on this and regularly speak with solicitors and all other parties involved in the sale to ensure completion takes place in a smooth and timely manner.

Can I use Up Estates if I already have my property on the market with another agent?

Yes. We can operate on a multi-agency basis, and our fixed fees remain exactly the same. Please check your current contract to ensure you will not be liable for two fees if you also instruct us.

How long until I will see my property listed on the market after you come to visit?

We ensure your property is on the market as soon as possible after the photographs are taken and the contract signed. You can normally expect your property to be on the market within 48 hours of the appointment but this can at times be done much quicker.
